Subdivision Lot Trim — Maintenance

This guide focuses on subdivision lot trim as a construction grading decision. The useful starting point is the condition required for the next construction machine, layer or finishing operation, not simply the amount of material a machine can move.

Assess the purpose of the area, its relationship to surrounding levels and the operation that follows.

Why the area changes

Traffic, weather, water, cultivation, livestock, settlement and previous earthworks can change an area after it was originally graded. Maintenance starts with identifying which of those processes is active.

Protect what is already working

Soil Management is control of the area over time. Leave productive or correctly graded sections alone where possible and concentrate intervention on the part that no longer serves the plan.

Maintain a reference

Keep a useful level, slope, drainage or survey reference so future work can be compared with the intended condition rather than relying only on visual appearance.

When maintenance becomes regrading

Local maintenance is not a substitute for a full regrade when the whole area has changed. Reassess the complete surface when accumulated settlement, traffic, erosion or water movement has altered the broader plan.
